Visitors to Metro Manila spend more time in malls than they expect to, partly because heat and traffic make them the default indoor space and partly because they absorb functions that sit in separate buildings elsewhere: government service counters, clinics, chapels, transport interchanges. Which group runs the mall you are standing in changes what those functions look like.

This comparison uses only what the three listed operators disclose about themselves. It stops where their disclosures stop, which turns out to be earlier than most shopping guides admit.

The scale gap is the first thing to understand

SM Prime Holdings is not merely the largest of the three. It is larger than the other two combined on every measure either of them publishes.

Operator Philippine properties Floor area disclosed As of
SM Prime Holdings 87 malls (FY2024 report) 9.4 million sqm GFA, 22,579 tenants FY2024
Ayala Land 35 malls, 63 retail amenities 2,219 thousand sqm GLA 31 Dec 2025
Robinsons Land 55 lifestyle centers 1.68 million sqm 31 Dec 2024

The measures are not identical. SM reports gross floor area, which includes circulation and back-of-house; Ayala Land reports gross leasable area, which does not. A direct ratio between the two numbers overstates SM's lead in leasable space, though not enough to change the ranking.

What each group says it is doing

Positioning statements are marketing, but they are marketing the companies commit to in filings, and they predict what a mall feels like better than a tenant list does.

Ayala Land describes its malls as social infrastructure, which shows in how its properties are built: as ground-level components of master-planned districts rather than as freestanding boxes. Bonifacio Global City and the Makati central business district are the clearest examples, where the mall is continuous with offices, residential towers and open space, and where walking between them is the intended movement.

SM Prime describes its malls as microcosms of Filipino society. The design logic is inclusive scale — large catchments, broad price ranges within one building, anchor tenants that serve daily needs rather than occasional ones. An SM mall is closer to a town centre than to a shopping destination.

Robinsons Land uses the lifestyle center framing, positioning its properties between the two: smaller than SM's largest, less tightly integrated into master-planned districts than Ayala Land's.

How old the flagship properties are

SM's Metro Manila flagships opened across four decades, and the opening years track the metro's own expansion outward and onto reclaimed land.

SM North EDSA opened in 1985 in Quezon City, on the northern arterial. SM Megamall opened in 1991 in the Ortigas business district, as that district matured. SM Mall of Asia opened in 2006 on the Manila Bay reclamation.

Reading those three dates in order is a reasonable substitute for a walking tour of Metro Manila's commercial geography, because each opened where the metro's centre of gravity was moving at the time.

What you cannot find out before arriving

The single most useful comparison — how large is this particular mall against that one — is not available from any operator. SM, Ayala Land and Robinsons Land all publish group totals for floor area and none publishes per-property figures. Individual mall size rankings that circulate online cannot be traced back to an operator disclosure, and this guide does not repeat them.

Opening hours are better documented at least for SM, which publishes 10:00 AM to 10:00 PM daily across its malls. Ayala Land and Robinsons Land hours vary by property and are published per mall rather than as a group standard.

Ayala Land has stated that Greenbelt and Glorietta, its two best-known Makati properties, are closed for redevelopment with reopening planned in the first half of 2026, and that it has roughly 850,000 square metres of retail in its development pipeline. A visitor planning around Makati retail specifically should check the operator's site rather than a guidebook, this one included.

Choosing between them for a given afternoon

The practical distinction is what else is nearby. An Ayala Land mall in BGC or Makati sits inside a district you can walk out into: offices, parks, other buildings at the same grade. An SM mall is more often a destination you arrive at and leave from, with the surrounding streets built for vehicles rather than for the walk.

That is a statement about urban context rather than about the malls themselves, and it holds better in Metro Manila than in provincial cities, where the pattern differs.

What this guide does not cover

Megaworld, Vista Land and Filinvest all operate Metro Manila retail and are absent here because their property counts and floor areas could not be verified from their own disclosures.

There are no tenant lists, no price comparisons and no assessment of which mall has the better selection in any category. Operators do not publish tenant mixes in a form that supports comparison, and third-party lists could not be verified.

There are no individual mall floor areas, because none exist in any official source.

SM's corporate profile figures and its consumer site figures carry no date, so where they disagree with the FY2024 annual report, the report is the better number.

For hours and tenant information on a specific property, the operator's own mall page is the only source that is kept current.
